Characteristic Italian villa, situated in Umbria,at Fibiano, near Castel Viscardo village, 550 mt above sea level, 10 km from the historic town of Orvieto. Hill top location with a 360 degree panoramic view of the countryside. It is surrounded by olive groves,vineyards, woods and a 3000 sq.m fenced garden. The landscape offer wonderful possibilities for walking or trekking.

Description:
Ground floor: Living/dining room with fireplace and spacious sofa-bed, Satellite TV and CD player. Very well equipped kitchen with stove top, oven, fridge, dishwasher and washing machine. Two queen sized bedrooms, one with a balcony. One Twin, with joinable beds. Two bathrooms, one with shower, the other with tub and hand shower. Surrounding private garden. Sleeps 6 +1.

Private pool 7 x 12. Pool opens June 1st and closes on September 30th. The owner provides one pool towel per guest.

Available private parking (free) at the property. A cook, payable locally, may be arranged if requested at the time of booking Villa Belvedere - Maid service payable locally is available if arranged at the time of booking.

A wood or charcoal barbecue (BBQ) is available for use. Car hire recommended. Upon request the owners are happy to go and meet guests at the Rome airport for an additional fee of 200 Euro.

The day arrival the owners, very kind, will offer a dinner of welcome to Italy, with local traditional italian dishes and with a bottle of excellent Orvieto's wine.

Small village of Castel Viscardo is within a few minutes drive with two restaurants and cafè bar with good "Cappuccino", grocery, pharmacy, Bank with A.T.M, P.O., other stores.

Orvieto within a 15 minute drive with all types of shops, restaurants and wineries.

Motorway Orvieto exit 15 minutes. Todi or Viterbo 30 minutes. Lake Bolsena 15 minutes Assisi 1 hour, Spoleto 1 hour. Montepulciano in Southern Tuscany 1 hour, Siena 1.5 hours. Rome 1.5 hours. Florence 2 hours. The closest Airport is Rome Airport 1.5 hours.

Low season from Oct to March: = 1075 Euro (sleeps 6+1)
Mid season Apr, May, Jun, Sep: = 1425 Euro (sleeps 6+1)
High season July and August: = 1950 Euro (sleeps 6+1)

Price: Available all the year, price per week. Booking deposit 30% to secure reservation, balance upon the arrival. Available also for long periods (over a month and more, price will be established with the client). - Arrival could be established in advance, better from Saturday to Saturday. - Extra charges central heating (pay per use). - Final cleaning 25 Euro
